Falling Fees in Fiscal Year 2024

The Small Business Administration (SBA) recently announced a significant decrease in program fees paid on SBA 504 loans – a change that went into effect on October 1, 2023, for the new fiscal year.*

The reduced fee is the direct result of a better-than-expected performance by the 504 loan portfolio.


*These changes are applicable only for loans approved on or after Oct. 1, 2023, through Sept. 30, 2024.

Upfront SBA Guarantee Fee

The Upfront SBA Guarantee Fee will remain at 0% (0 basis points) for both regular 504 Loans and debt refinance without expansion 504 loans approved in FY 2024. (Note: this is not the bank fee, which remains at 0.50% (50 basis points) and is paid on the first mortgage amount.)

Ongoing SBA Borrower Fee

The Ongoing SBA Borrower Fee for regular 504 loans (paid annually), which includes 504 debt refi WITH expansion loans, 等于0.364% (36.4 basis points) of the outstanding balance of the loan – a decrease from 0.4405% (44.05 basis points) over last year.

The Ongoing SBA Guarantee Fee for debt refinance WITHOUT expansion 504 loans (paid annually) 0.389% (38.9 basis points) of the outstanding balance of the loan – a decrease from 0.4559% (45.59 basis points) over last year.

Why Do Borrowers Choose the SBA 504 Loan Program?

The SBA 504 Loan Program provides up to 90% financing at below-market, fixed interest rates, and long amortization terms of up to 25 years for the purchase of major fixed assets, such as owner-occupied commercial real estate, 装修, new construction, energy-efficient “green” initiatives and/or fixed heavy duty machinery and 设备, as well as the refinance of commercial mortgage and other business debt with or without a cash-out option.

504 loans are paired with private-sector commercial loans and provide up to $5 million of aggregate SBA eligibility on standard 504 projects; up to $5.5 million per 504 energy efficient green project not exceed $16.5 million in the aggregate; and up to $5.5 million per eligible small manufacturing project with no limit on total SBA dollars available. These are SBA 2nd mortgage loan portions only; there is no limit on the overall project dollar size.
